Just received the keys back from the previous (long term) tenants so am in the process of cleaning / refreshing it for a new tenant. I'm aiming to have the carpets removed and floors sanded, and paint the interior as soon as possible. The pool liner is also to be changed. More photos will be put up when the mentioned changes are completed but in the meantime the house has not changed much from the pictures taken in 2015 (on various other sites). The requested rent has been adjusted accordingly for this temporary state.
I am posting this ad as a self-managing landlord - so that I can update the ad quickly and interested prospective renters can directly contact me if they wish to find out more specifics or see if we can negotiate to their specific circumstances. This suits some tenants as it makes things faster for tenants who need to move quickly or want to get the ball rolling, or want to speak with the landlord directly etc. However after this advertisement and discussion process I still aim to have an agent (ARRE) manage the actual day-to-day tasks and relationship between me, the tenants and the property.
If this ad doesn't secure a successful tenant, my agent will still undergo their usual marketing process of the professional photos and inspection times etc where I will be indirectly involved - it will just take some more time.
